On Wednesday 25th May, Simon Green presented a lecture on ‘The Dilapidations Protocol from an Engineer’s Perspective’ to building surveyors at Jones Lang LaSalle (JLL).
As an acknowledged expert in engineering aspects of dilapidations, Simon regularly presents to major surveying practices and the RICS about the practical issues involved in resolving dilapidations claims.
Simon was asked to share his expertise at Jones Lang LaSalle’s office at 30 Warwick Street, London, having supported dilapidations assessments for several of the company’s projects.
The Dilapidations Protocol, which was by RICS in 2012 is a less adversarial approach to resolving disputes at the end of a lease, to avoid court proceedings. An engineer who understands the dilapidations protocol can significantly reduce the length of time both parties spend contesting a dispute.
Mechanical and Electrical dilapidations liabilities often account for more than 60% of the total value of a claim. The Green Building Design lecture covers a range of practical examples where expert engineering advice can make assessments more accurate.
