What are the MEES Regulations?
The MEES Regulations stipulate the new minimum energy efficient standard which comes into force on 1st April.
Currently commercial buildings have an energy efficiency rating from A-G. However the new regulations will introduce a minimum standard of E – meaning buildings cannot be rented out unless they meet that standard.
How will I be affected?
Landlords are likely to be the most affected by these new regulations as the key obligations and restrictions fall on them.
Consideration must be given to:
• The financial cost of upgrading non-compliant buildings.
• The potential loss of income if a property cannot be rented out.
• The potential cost of the fine for non-compliance.
How can I prepare?
With time running out to the implementation of the MEES Regulations on 1st April, we recommend that you:
• Audit your portfolios of buildings to understand which properties are affected by the MEES Regulations.
• Carry out energy assessments to check whether the EPC ratings are correct for the properties.
• Carry out energy assessments on any buildings where the EPC is over 7 years old, as the rating may well have dropped.
• Devise a strategy for compliance.
